Do tiny homes require a building permit and foundation?

Tiny homes are made of wood protected from fungi, insects and other pests. The wall configuration consists of several wooden frames measuring 5cmx10cm, lined on both sides with OSB board, waterproof film and vapour barrier, and filled with 10cm thick mineral wool. The floor and roof are also wooden structures filled with 15cm of mineral and stone wool, lined with foils and sheet metal lining. The tiny home is environmentally and energy efficient and therefore suitable for living.
No foundation is needed for placing the tiny home. The tiny home is portable and placed on supports that are an integral part of its substructure. As a result, it is classified as a temporary prefabricated facility rather than a building, which makes placement easier in the event that a permit is needed at the location.

How is the tiny home set up on the property?

Depending on the conditions at the location, we can assist you in selecting the ideal course of action. Keep in mind that no additional terrain preparation is needed for the placement of your tiny home. If the land is level, your tiny home will be lowered to 30 by 30 cm concrete slabs, which will further disperse the weight to the ground. We suggest using compacted gravel to fill the area where you intend to place your tiny home. If you plan to position it close to the river, your tiny home can be mounted on a platform or pontoon raft.

How to ready the location for the arrival of a tiny home?

If there are such possibilities at the location, it is a good idea to have the connections ready for water, sewage, and power. The connections should be arranged in accordance with the orientation of the tiny home. In the event that connecting to the specified infrastructure is not possible, we can provide you with location-appropriate solutions. The installation of solar panels, battery systems, and controllers can provide power. One way to supply water is by drilling wells or building reservoirs. The installation of a septic tank or composting toilet will provide a solution for the sewer. These systems have the benefit of independence, enabling people to live anywhere they wish.

Can tiny homes be used in the winter?

Since our tiny homes are constructed similarly to all other prefabricated facilities, they can be used in every environment and in any climate. The wall insulation in standard models is 10cm thick. We are also able to provide extra thermal insulation if you intend to place your tiny home in a mountainous region.

Is specific preparation of the terrain necessary?

Our tiny homes do not require any special terrain preparation. We provide concrete slabs with our tiny homes, positioned beneath the metal supports that are an essential component of the structure. We advise that you pour gravel at the spot where you intend to place your tiny home. You can even pour strip footings or concrete supports if you wish. To keep rodents and insects out, the underside of the home is lined with sheet metal.

Do we transport tiny homes abroad?

Of course, we are able to arrange for the delivery and setup of our tiny homes at any desired location.

Does the price include both transport and placement?

The price of the tiny home placement covers the placement and levelling of the tiny home at the designated site. Transport is not included in the price. The market cost of transport is about EUR 2/km. The starting point for transport is our production plant in Novi Sad. Hiring additional equipment (such as a tractor, crane, forklift, etc.) may be necessary, depending on the situation and location. This raises the cost of the actual transport. The price does not cover the connection of the tiny home to the water supply and sewerage networks or power grid.

What is the warranty period for a tiny home?

The warranty on the structure of a tiny home is 10 years. The warranty on materials, equipment and technical equipment is 2-10 years, depending on the manufacturer's specification. The warranty is not inclusive of mechanical damage, damage due to improper or unskilful use of equipment, parts of the tiny home or tiny home as a whole.

What type of heating is available in a tiny home?

If power is available at the location, we advise installing an inverter air conditioner, which handles both heating and cooling. If the property is not connected to the power grid, we can install a Webasto device, a gas heater, or a solid fuel stove (wood or pellet).
